The state-owned housing association Berlin-Mitte (WBM) has made significant progress in its investments. For 2023, WBM plans to invest up to 300 million euros in new buildings and the purchase of apartments and commercial space. This represents a huge increase compared to the previous year, when only 113 million euros were invested. As part of these ambitious plans, WBM recently acquired a new housing project on Landsberger Allee in Berlin-Lichtenberg. The acquisition includes 173 rental apartments and is part of a larger project to create new living space. The purchase was realized as an asset-forward deal in which QUARTERBACK Immobilien AG bears the construction costs and hands over the apartments on a turnkey basis. The project, which is scheduled to be completed by summer 2025, includes a plot of 6,500 square meters that is well connected to public transport, in particular by tram lines 16 and M6. Housing supply and infrastructure
The housing offering in this new development includes more than 13,200 square meters of rental space, with apartments varying from one- to five-bedroom apartments and offering sizes from 35 to 135 square meters. What is particularly important is that of the 173 planned apartments, 89 are rent-controlled. Of these, 87 apartments will be designed barrier-free to meet the needs of a broad segment of the population. In addition, all apartments have underfloor heating, while many have a balcony or terrace, which increases living comfort.
The energy supply for the new residential building will be provided via district heating, and solar panels are planned on the roof, which should reduce the ecological footprint of the residential complex. All units will also comply with the KfW 55 EE energy standard to promote energy-efficient living. Interestingly, a new daycare center will also be integrated into the residential project, expanding the offerings for families in the area.
Expansion of the housing stock
In the first half of 2023, WBM has already acquired three project developments that will expand the portfolio by over 750 new apartments. With a current total inventory of around 34,000 apartments in Berlin, WBM is pursuing a clear strategy to improve the quality of living and create more living space. In this context, a similar construction project with 140 rental apartments in the Staaken district of Spandau will be implemented by 2026.
