Ongoing inflation and increased construction and raw material prices pose a challenge for many people who want to buy a home. Many set a certain price limit and compromise on the location or size of the house. According to figures from the real estate company “von Poll”, Dresden has the largest offer of properties under 250,000 euros in Germany, at 50.8 percent. This makes Dresden an extremely attractive location for potential buyers in this price segment.
In Dresden in particular there are many single-family homes from the 70s and 80s on the market, which cost on average between 200,000 euros and 500,000 euros. The strong immigration of families is expected to result in prices in Dresden remaining largely stable.
A renovated, detached single-family home in Dresden can be purchased for around 500,000 to 600,000 euros. In the price segment from 250,000 euros to 500,000 euros, Dresden is in second to last place with 28.7 percent. In comparison, Munich has the lowest offer in this price range at 27.3 percent, which clearly underlines the attractiveness of Dresden for potential buyers.
In Leipzig, too, the supply of properties under 250,000 euros is high at 48.8 percent. In contrast, Munich is at the lower end in this price range with only 6.5 percent. Other large cities such as Hamburg, Frankfurt am Main, Berlin, Wiesbaden and Stuttgart also have a small proportion of cheap real estate.
Due to the high demand for affordable properties in Dresden and Leipzig, the real estate market in these cities is expected to continue to develop positively. The stable prices and the large selection make both cities attractive locations for potential buyers of properties under 250,000 euros.
