Flood of supply in Beelitz: Real estate is booming despite rising interest rates!
There has been a notable increase in offers for houses and land in Beelitz and its surroundings. Recent market analysis shows several properties for sale, putting the local real estate market in the spotlight. The managing director of the Beelitzer Bau- und Wohnungsgesellschaft (Bebawo), Markus Opderbeck, explains that this flood of offers is not due to a sudden boom, but rather to the return of some properties that were previously unavailable. This development is taking place while average property prices in the region are rising significantly.
There are various notable objects among the current offerings. The example offers include a building plot in Fichtenwalde with around 620 m² for 140,000 euros, a bungalow-style single-family house of more than 1,380 m² for 289,500 euros, and a single-family house with a swimming pond of 124 m², which is being negotiated for 588,000 euros. An apartment building from 1870 with 255 m² of living space and two garages is also offered.
Background of the supply situation
There are several factors that lead to this supply situation. Family changes and increased interest rates put owners under pressure, especially in times of high loans with low repayments. Many people who want to adapt their living situation as they age sell their large houses and look for more compact apartments. At the same time, high purchase price expectations result in a situation in which many properties cannot be sold.
Real estate prices in Beelitz are influenced by various economic and market factors. While the average monthly income in Brandenburg is 3,402 euros, the average price per square meter for houses in Beelitz is 3,323 euros, while condominiums even cost an average of 5,078 euros per square meter. The maximum value of the land in 2025 is now 370 euros per m², an increase compared to 300 euros per m² in the previous year.
Forecasts and market development
Opderbeck predicts that a wave of sales can be expected in 2027, when many loans from the low interest rate phase of 2017 end. This could cause financial difficulties for owners and further boost sales. In addition, price developments are also influenced by external factors, such as the general economic situation, political decisions and infrastructure projects in the region.
In summary, the real estate market in Beelitz is characterized by an increasing number of offers and rising prices. This dynamic presents challenges for both sellers and buyers, and the coming years could bring further changes that will have a lasting impact on the market.
