The analysis by t-online shows that the prices for houses and apartments on the East Frisian Islands are extraordinarily high. In Borkum, the prices per square meter for apartments are on average 7,881 euros and for houses 6,757 euros. An example is a 47 square meter apartment that is available for 239,000 euros, which corresponds to a price per square meter of 5,085 euros.
On Wangerooge the prices for apartments and houses are similarly high. A 93 square meter apartment costs an average of 8,665 euros per square meter, while houses are available for an average of 6,779 euros per square meter. A 195 square meter house is for sale for two million euros, which corresponds to a price per square meter of 10,256 euros.
On Juist the offering is significantly smaller, but the prices remain high. A 30 square meter apartment is available for 340,000 euros, which corresponds to a price per square meter of 11,333 euros. A house in a prime location can easily cost 1.85 million euros, which corresponds to a price per square meter of 20,329 euros.
The prices on the East Frisian Islands are far higher than in major German cities such as Munich, Berlin or Hamburg. The analysis therefore shows that the real estate market on the islands is strongly characterized by high demand and limited supply, which leads to exceptionally high prices.
