According to a report from www.mopo.de, the price per square meter for residential property in Hamburg has fallen significantly. Nevertheless, there is still strong demand in the luxury segment, as Immowelt's analysis shows. Hamburg takes top positions with two offers in the top 10 most expensive residential buildings in Germany.

The most expensive villa is on Uhlenhorst and was offered for sale for 28.5 million euros. It has 19 rooms, 950 square meters of living space and a plot of 1130 square meters. Close behind is a villa in Eimsbüttel, which was offered for 27.9 million euros and has a living space of 890 square meters and a 1,400 square meter plot of land.

These high prices resulted in the two Hamburg offerings landing in second and third place in the top 10. But Sylt is also represented in the top 10 with two offers. However, a luxury apartment in Berlin's hip Prenzlauer Berg district took first place.

Immowelt's evaluation took into account offers that were advertised between January and November. However, it is not known whether the prices quoted were actually paid.

In view of these developments, it can be noted that despite the general decline in the price per square meter for residential property in Hamburg, the luxury real estate market remains very active. This could indicate that wealthy buyers are less affected by economic fluctuations and continue to invest in high-priced properties. However, it remains to be seen whether this trend will continue in the future or whether demand for luxury real estate will also weaken. This could also have an impact on the general real estate market in Hamburg.
