Financial expert analyzes: Construction delays and cost explosion at the Welle House in Diepholz
According to a report by www.kreiszeitung.de, the Welle House in Diepholz is nearing completion. Nevertheless, there were delays in the construction process, which led to an increase in construction costs of around four million euros. According to Maren Walter, spokeswoman for FCM Immobilien Projektgesellschaft, all companies should have moved into the residential and commercial building in April of this year.
The delays caused by logistical difficulties and delivery bottlenecks are due to the impact of the Corona pandemic. The start of construction was delayed by almost six months due to the generation of KfW funding. Despite a revised schedule and several postponements of the completion date, construction work is still ongoing.
The Welle House is expected to be completed in April, when the remaining companies, including AUWA Holding, Steuerberatung Schilling und Partner, Lebensbaum-Stiftung, FCM Schilling GmbH, Atrium Immobilien and the communications agency “Walter!”, are also scheduled to move in. There are also two additional commercial spaces available.
Construction costs rose not only due to increased material costs and general increases in prices, but also due to adjustments in the planning process. The air conditioning, the heating system and adjustments in some rooms resulted in a changed appearance of the building compared to the original plan. Additionally, the building's basement required special modifications due to previous wetlands in the area.
These delays and cost increases could potentially have an impact on the real estate market in Diepholz. The increased construction costs could impact the prices of residential and commercial properties in the area, and the delays in completion could unsettle potential tenants or buyers. It remains to be seen how these developments will impact the local real estate market.
