The increased housing costs, especially in expensive inner-city locations, as well as demographic change are contributing to significantly changing living preferences. According to a report by www.focus.de, a current study by the Technical University of Darmstadt together with the real estate loan broker Baufi24 shows that 75 percent of private households in Germany want to rethink their living situation due to financial aspects. The increased housing costs, especially in expensive inner-city locations, as well as demographic change are contributing to significantly changing living preferences. As a result, more and more German citizens are considering living on the outskirts of cities, in the countryside or in villages, where residential satisfaction is greatest. As a result of the expansion of the digital infrastructure in rural areas, locational disadvantages have been reduced in many cases, which makes it possible to work outside the office and therefore consider living places away from the office.

Due to the increased housing costs in the inner cities, which lead to financial overstretch, inner cities have become less attractive as a place to live. In contrast, residential satisfaction is significantly higher in rural areas. Demand for rural housing is increasing and this could potentially cool overheated inner-city property markets. However, many respondents feel that bureaucratic hurdles prevent them from moving to the countryside. Experts are therefore calling for politicians to tackle the reduction of bureaucracy when moving. Study leader Andreas Pfnür makes it clear that politicians must act based on the changing preferences of households in Germany.
