A new residential area called “Franky” has been created in Frankfurt’s Gallus. From July 2025, 328 apartments will be offered for rent for the first time. These units are part of a comprehensive new construction project on a former commercial site on Kleyerstrasse. The building comprises over 1,300 apartments in its entirety, including more than 380 subsidized apartments, which will significantly expand the variety of housing in the region. That reports fr.de.

The rental of these apartments has already begun. Of the 328 new units, 93 are classified as social housing or middle-class housing. The rents for the freely financed apartments range from 17 to 20.86 euros per square meter. This represents an attractive option for many interested parties, especially in an increasingly tight housing market.

Sustainable concepts and infrastructure

A notable feature of the district is the innovative heating concept. At least 60 percent of the heat requirement should be covered with waste heat from an adjacent data center, while a maximum of 40 percent should be supplied with district heating. This could result in heating costs being 20 to 30 percent lower than comparable properties. These sustainable approaches were implemented by the team of architects as part of a well-thought-out architectural concept that also promotes urban community spaces.

The “Franky” district is not just a place to live, but is designed as a living space for people of different generations and lifestyles. In addition to the residential complexes, several daycare centers, restaurants and a Tegut supermarket are planned, which enrich everyday life and offer the residents a high standard of living.

The development of the Franky Quarter has a long history. The topping-out ceremony for the WA-7 construction site was celebrated on April 25, 2024. The guests of honor included Prof. Dr. Marcus Gwechenberger, the city councilor for the Planning and Housing Department. The interior work on the construction site has now begun, with the shell construction having already been completed.

Another important milestone was the laying of the foundation stone for the WA-4 construction site, which took place on June 23, 2023. The foundation stone was laid for the first construction phases in May 2022, with around 650 of the total 1,300 rental apartments being planned. This coordinated development shows that the Franky Quarter specifically addresses the needs of the city and its residents, while at the same time also taking the ecological footprint into account.
