Frankfurt Nordend: office building becomes a modern apartment complex!
In Frankfurt, Nordend, an office building on Querstrasse is being converted into a serviced apartment complex. The purchase was made by asset management group Tikehau Capital and real estate investor Dunman Capital Partners. The building, built in 1990, offers around 8,000 square meters of usable space and will be extensively renovated and converted in the coming years after the existing rental agreements expire. The goal is to create 172 modern extended-stay units as well as traditional hotel rooms to serve the needs of both transient and long-term residents. This reports fr.de.
The former office building was owned by the French asset management company Amundi until it was sold. According to the project description, the planned serviced apartment complex will be developed taking into account sustainable criteria and improving energy efficiency. This is in line with Tikehau Capital's European value-add strategy, which takes both economic and environmental approaches. Financing is provided through an Article 9 fund, which complies with the EU sustainability directives. This is discussed in an article by apartment-community.de executed.
Sustainable urban development in focus
The conversion of the office building into a serviced apartment complex represents a significant step towards sustainable urban development. Dunman Capital brings extensive experience in the field of urban revitalization and will work closely with Tikehau Capital to implement the plans in a timely manner. The two investors are setting an example for a stronger commitment to ecological and social governance (ESG) criteria in the real estate sector.
The creation of 172 units not only addresses the demand for living space in the region, but also circumvents the turbulence on the Frankfurt real estate market caused by the changes in the office usage structure. More and more companies and investors are recognizing the benefits of repurposing office space for new residential concepts to meet changing lifestyles.
