Freising's medical center: construction on hold due to insolvency!
In the north of Freising, construction work on an ambitious project, the new medical center, is at a standstill. This project is currently at a standstill due to the insolvency of the property owner. The Freising city council approved the building application for the medical center at the end of 2023, but the purchase of the land, which was initiated by the Sitoa company, has not yet been completed. The property currently belongs to a Nuremberg real estate group that has filed for bankruptcy, which makes negotiations for the purchase complicated as it is part of an open real estate fund. Nevertheless, the “Medicenter Freising” remains listed on Sitoa’s homepage as a project for 2025 that is intended to improve medical care for the population.
A modern building is planned that will offer a wide range of specialist medical care. A psychiatric practice, radiology and outpatient day care with 24 places are planned on the ground floor, while oncology, physiotherapy and dermatology will be available on the first floor. The second floor will include orthopedics, a wound center, ophthalmologists as well as ENT practices and speech therapy, and the third floor will house a fertility practice and dental practices.
Great potential through specialist medical care
A key aspect of the project is that it is intended to complement existing practices and not compete with them. The need for specialist doctors in the region has already been identified and underpins the need for the new medical center. The land on which the building is to be built was originally intended to be used for a hotel, but the investor withdrew. Medicenter Freising GmbH, supported by Sitoa, is now planning a three- and four-story wooden hybrid building with a total area of 7,200 square meters, of which 2,000 square meters have already been reserved.
Another innovative aspect of the project is the planned inner courtyard with greenery and a restaurant on the ground floor that will offer healthy food and serve as a meeting place for neighbors. The plan is to have 100 seats in the restaurant and 32 outside. The building will create high-quality workplaces and also offer a green roof area and a relaxation area.
Sustainability and modern infrastructure
A separate photovoltaic system will be installed to ensure a sustainable power supply, and the underground car park will be equipped with electric charging stations at every parking space. City architect Barbara Schelle emphasizes that the city will do everything it can to move the project forward, but has no influence on the insolvency proceedings. The targeted completion of the medical center is scheduled for 2026, although the plans have already been assessed twice by the city council's design advisory committee. The building will be arranged in an L-shape along Mainburger and Weinmiller Street and is intended to receive the desired gold certification from the German Sustainable Building Council (DGNB).
The people of Freising are eagerly awaiting progress on this important project, which promises to significantly improve the medical infrastructure in the region. Despite the current challenges, Medicenter GmbH is determined to realize the medical center and sustainably strengthen local health care.
