On Monday, May 20, 2025, the groundbreaking ceremony for the Emonika project took place in Ljubljana, Slovenia. This ambitious project is being realized by the OTP Group, which is investing around 400 million euros in the development. OTP Group CEO Sándor Csányi described the Emonika project as the company's largest investment in the region. With this step, a derelict site that has been unused for over 17 years will be given a new purpose.

The Emonika complex, the largest ongoing real estate development project in Slovenia, will create a modern urban district. The plans include almost 190 residential units, more than 35,000 m² of office space and 22,500 m² of retail space. Two hotels will also be part of the project. The site will not only provide living and working spaces, but will also act as a transport hub, requiring a variety of public transport connections and involving the modernization of the adjacent rail and road network.

Long-term cooperation and vision

Minister of Economy Matjaz Han described the Emonika project as a symbol of long-term cooperation between Hungary and Slovenia. The OTP Group's subsidiary, Mendota Invest, has worked intensively on the planning and approvals for this major project over the last five years. The Emonika complex is scheduled to be completed by the end of 2027.

The Emonika complex will also house the future OTP national center in Slovenia. Another interesting aspect is that the project was first mentioned in the media three years ago and is now finally entering the implementation phase. A YouTube video from Rail Trainspotting documents the construction site at Ljubljana Central Station from a bird's eye view and provides an impressive insight into the progress on site.

Infrastructure and development potential

Ljubljana Jože Pučnik Airport will also play an important role in the area surrounding the Emonika project. As Slovenia's central international airport, it handles 97% of the country's total passenger air traffic. The airport, technologically well equipped, attracts passengers from a radius of up to two hours, including the border areas with Austria, Italy and Croatia. Connections to various European cities as well as North Africa and Southwest Asia are offered by numerous scheduled and low-cost airlines as well as charter flights.

In addition, the airport offers a variety of parking options, public buses, taxis, shuttle services and car rentals, further improving accessibility to the Emonika complex and the city of Ljubljana. The great development potential in the areas of basic activity, infrastructure and multimodal transport is a further step towards sustainable urban development in the region.
