According to a report from www.welt.de, Hamburg's Hafencity reached a record high of almost 30,000 euros for monthly rent. The most expensive rental apartments of 2023 were analyzed by Immowelt. Berlin dominates the market with six of the ten most expensive apartments, followed by Hamburg with two luxury apartments in the top 10. The most expensive apartment in the ranking, a luxury residence in Berlin-Mitte, offers “exclusive furnishings” and a “breathtaking view”. In Cologne, a 260 square meter penthouse came in second place with a basic rent of 22,000 euros. Despite the decline in real estate prices in most major German cities, the costs of home ownership remain significantly above the 2018 level. In Munich, Hamburg and Frankfurt am Main in particular, real estate prices have risen sharply, with increases of up to 14 percent.

Immowelt's evaluation shows that rents in metropolitan areas continue to rise and sometimes reach absurd levels. The market for luxury apartments has reached a new level, particularly in Berlin and Hamburg. In the long term, this could lead to the displacement of normal earners from these cities. At the same time, the real estate market is showing an ongoing trend towards rising prices, particularly in cities such as Munich, Hamburg and Frankfurt am Main. This could place an increasing burden on young families and average earners who may have difficulty purchasing home ownership at affordable prices. Rising rents could also have an impact on the social and economic structure of cities if lower-income groups cannot afford the high rents and migrate to less expensive regions.
