Historic manor on the Baltic Sea: Auction on June 5th in Hamburg!
An extraordinary real estate highlight is about to be auctioned: a former manor in the Pentin district, about 30 minutes from Usedom. Norddeutscheimmobilienauktionen AG (NDGA) is holding the auction on June 5th at 11 a.m. in the Hamburg House of the Patriotic Society, Trostbrücke 6. The starting price for the property is 77,000 euros, and interest is great - 340 interested parties have already registered.
The property is an impressive 19,054 m² and includes a manor house that was built around 1850. Its architectural features include a high mansard roof, a veranda and an outside staircase leading to a garden. Historically, the Pentyn estate was first mentioned in documents in 1392 and in 1724 it became the property of the noble von Corswandt family.
Current use and need for renovation
After the fall of the Wall, the manor house was converted into a Diakonie children's care home. With the privatization in 2015, extensive renovation work began to build ten apartments and flats, which would cover an area of approx. 532 m². The common areas are generously planned - including an entrance and a library.
However, the construction work has stalled. The north-eastern wing of the building, where the owner last lived, was rebuilt after 2017 and has approx. 135 m² of living space. However, extensive measures are required to complete this work. The entire property offers a usable area of approximately 800 m² and will be handed over to the highest bidder without a contract.
Investment opportunities and requirements
Another important point for potential bidders is the expected investment requirement, which is estimated to be at least six-figure amounts, although seven-figure sums should be expected. The new owner will also be confronted with necessary changes, such as converting the heating from oil heating to pellet heating, as there is currently no usable heating system. The energy certificate has not yet been created.
To take part in the auction, bidders must register at least four days in advance in order to prove their ability to pay. The auction catalog, which contains all relevant information about the auction and bidding options, including telephone bidding, is available on the NDGA website. Updated data on the object can be obtained free of charge from the auction house upon request. The advertising text read out in the auction is decisive for the sale.
Overall, the manor in Pentin offers an exciting opportunity for investors and passionate renovators. The mix of history, potential residential use and the location near the Baltic Sea make this property an interesting property for the auction.
