The real estate market around Pforzheim will appear in a new light in 2025. According to an evaluation by real estate world Prices per square meter in the surrounding districts have fallen significantly in some cases, which attracts potential buyers, but often also brings with it the challenge of the necessary renovations.
The price development in the four districts analyzed is significant. In the Böblingen district, the price per square meter fell from 4,883 €/m² in 2022 to 4,119 €/m² in 2025, which corresponds to a decrease of 15.6%. The situation is similar in the Calw district, where the price fell by 10.1% to €2,858/m², and in the Karlsruhe district, where prices fell by 9.8%. While the purchase market is dampened by rising financing costs and strict lending criteria, the rental market in Pforzheim remains tense. Demand significantly exceeds supply. In spring 2024, new contract rents for old buildings rose to an average of €9.30/m², existing properties to €9.40/m² and new buildings to €10.70/m². These rent increases of 2.2% compared to spring 2023 result from high demand, certain social trends, such as the increase in single-person households, and insufficient creation of new living space.
