Berlin's real estate landscape remains dynamic, as current transactions from leading players show. A notable step in this area is the refinancing of a multi-tenant existing property by the private markets platform alphahill. This measure involves raising around 1.7 million euros in equity from an investor club consisting of five investors. The property was originally acquired in 2019 by a German project developer and a large institutional investor.

Thanks to this refinancing, the company was able to implement the planning according to its original business plan. The listed property extends over almost 1,300 square meters and is fully rented. The area distribution is as follows: approx. 60% office space, 25% retail and 15% living space. As co-founders and managing directors of alphahill, Malte Thies and Oliver Quentin are responsible for these initiatives and are also planning to prepare their first special funds with cooperation partners.

Generous reassessment in Prenzlauer Berg

At the same time, PATRIZIA Immobilien AG acquired another important property in Berlin, the 'Forum Landsberger Allee' in the Prenzlauer Berg district. This acquisition was carried out on behalf of a private investor fund managed by PATRIZIA GrundInvest. The property forms another important part of PATRIZIA's expansion on the Berlin market.

With more than 35,000 square meters of rentable space, the property is almost completely rented. The tenants include well-known German retail brands such as Rewe and the drugstore chain dm. The property was built in 1996 and expanded in 2015, with a 469-space parking garage also recently completely renovated. The convenient location also ensures good connections to public transport, including the Landsberger Allee S-Bahn station.

Although the purchase price of the property was not disclosed, the acquisition underlines PATRIZIA Immobilien AG's role as one of the leading investment managers in the European real estate market, where the company has been active for over 30 years and manages almost 40 billion euros in real estate assets.

Both transactions highlight the continued attractiveness of the Berlin market for investors and the growing importance of specialized real estate companies in the region.
