The real estate market is currently under pressure, but is showing the first signs of relief. Various factors influence the value of real estate, in particular the location and condition of the objects. Real estate expert Max Wohlgemuth emphasizes that the condition of a building is crucial for the rent level and rentability. Regular maintenance is crucial to maintaining the value of a property, as Oliver Attensam, head of the property management company Attensam, explains. Well-maintained properties have clear advantages in an oversupplied market.
Another rapidly growing factor is the energy efficiency of buildings. More and more prospective buyers are attaching importance to modern heating technologies and good energy-saving equipment. A survey of 500 property owners shows that for 42% building technology plays a very important role, while 54% attach rather great importance to it. In particular, contemporary heating systems such as heat pumps and district heating are classified as relevant to value. The complete exit from oil and gas is becoming increasingly important for professional investors.
Energy efficiency and price development
The energy-efficient renovation of buildings not only leads to a better ecological balance, but also to higher sales prices and rents. According to an analysis by the Kiel Institute for the World Economy (IfW Kiel), condominiums with energy efficiency class A+/A are up to 650 euros per square meter more expensive than comparable apartments in classes D/E. For rental apartments, the price surcharge is up to 0.85 euros per square meter. However, these price increases only apply if a consumption certificate is available, as the differences are smaller with a consumption certificate.
The energy cost savings achieved by renovating from class D/E to A+/A amount to just under 0.80 euros per square meter. As a result, tenants only pay around five cents per square meter more than they save in costs, which further increases the attractiveness of such properties. It should also be noted that in half of all cases there are currently no energy certificates, which makes it difficult to determine the actual energy value of a building.
For investors, modernizing heating systems is crucial to remain competitive in the crowded real estate market. However, switching to modern heating technology requires the consent of all apartment owners. According to Attensam, the location, infrastructure and building structure are also essential criteria for evaluating real estate. The presence of a functioning heating system is standard, especially in older buildings, while a future-proof heating system represents added value.
In summary, the condition and maintenance of properties as well as their energy efficiency have a significant impact on their value. Buyers and tenants are increasingly willing to pay a premium for well-equipped and energy-efficient properties, which is influencing markets as a whole.
