The real estate market in Marburg is showing a clear recovery. The current real estate market report for 2025 shows that sales figures and average values for buildings and construction sites are back at the level from 2020 to 2022, after a slump in 2023. This is reported by the city of Marburg, which has analyzed the development in detail. There is particularly strong demand for detached single- and two-family houses as well as semi-detached houses in the city center and surrounding districts.
For the past year 2024, an average of 366,000 euros was paid for a residential building in Haddamshausen. These figures illustrate the increasing demand for residential properties in the region. A particularly noteworthy aspect of the market development is that around 12,000 square meters of prospective building land were purchased in the planned residential areas at Hasenkopf in Ockershausen and at Oberer Rotenberg.
Average prices in detail
Prices for residential and mixed-use building space in the core city were 330 euros per square meter, a decrease compared to 407 euros in 2023. In the outer districts, the average price rose to 180 euros per square meter, after being 157 euros in 2023. This shows a trend towards rising prices in the outer city areas.
Almost 70 percent of the properties sold are single or two-family homes, the average price of which has risen to 437,000 euros, compared to 431,000 euros in the previous year. In the core city, 104 single and two-family houses were sold - here the average price rose to 543,000 euros. Cities like Cappel and Ockershausen also recorded price increases, while prices fell in Marbach and Wehrda.
Apartment price trends
In 2024, a total of 208 apartments were sold in Marburg for around 42 million euros, with around half being rented out. The sales prices are particularly striking: 36 percent of the apartments changed hands for between 100,000 and 200,000 euros, especially properties with an area between 45 and 79 square meters. Newly built apartments with an average living space of 140 square meters were sold for an impressive 4,074 euros per square meter.
The prices for existing apartments were around 2,765 euros per square meter, while in the core city the average price was around 3,000 euros per square meter. The highest price achieved for a newly built apartment was 6,260 euros per square meter. In Wehrda there was only a slight price increase to around 2,400 euros per square meter, which underlines the stability of the market in this area.
Influences on the real estate market
Real estate prices in Marburg are influenced by various factors, both on the supply and demand side. Supply-side factors include the availability of building land, construction costs and regulatory requirements. On the demand side, population growth, income and the general economic situation play an important role. An increase in these factors can lead to higher demand and thus to rising prices, as the analysis by Engel & Völkers shows.
Political decisions and infrastructure projects are external factors that can also influence real estate prices. The attractiveness of a region is therefore a decisive factor for the real estate market in Marburg.
