Leinfelden-Echterdingen: Climate-neutral apartments in sight by 2040!

The city of Leinfelden-Echterdingen is launching an ambitious project to modernize its municipal apartments to improve energy efficiency. It starts in Oberaichen, where the focus is initially on three apartment buildings that were built in the 1970s. The goal is to make all urban housing climate-neutral by 2040. The condition of the heat generators in the affected buildings is already 30 years old, which underlines the urgency of the measures. A budget of 6.1 million euros has been set for the renovation and conversion of the first three properties, and a construction decision could be made in the first quarter of 2026 Krzbb reported.

As part of the measures, the tenants should move to other city properties during construction work, for example to the Schelmenäcker. The city will closely support the affected residents to ensure the move goes as smoothly as possible. These renovations are just the beginning, as a total of 23 renovation projects are planned in the city that are intended to modernize the housing stock and bring it up to ecological standards.

Increase and staff planning

An interesting aspect of the project is the idea of adding a fifth floor on top of the existing apartment buildings in order to create nine additional apartments. This could exacerbate the housing shortage in the region. In order to cope with the additional tasks that arise, the CDU parliamentary group submitted an application to create a new position in commercial building management, which was initially rejected. This position is to be advertised for a limited period of three years.

Mayor Otto Ruppaner said that there is a prospect that the city budget will be approved, although this still needs to be checked by the regional council. The city administration has already started preparing a study on the need for renovation of its municipal properties in 2022. This shows that long-term planning and strategic decisions have been made to address the urgent need for renovation.

Role of the Office of Real Estate

The real estate office in Leinfelden-Echterdingen is divided into three departments: property management, commercial building management and technical building management. The department for technical building management is particularly responsible for the energy-efficient renovation of the city's residential buildings. This includes the planning and implementation of new residential construction projects in line with the city's climate goals. In total, the city manages over 180 rental apartments and has set itself the goal of reducing the renovation backlog in 23 city apartment buildings, as is detailed on the city's website Leinfelden-Echterdingen.

These measures are not only a step towards climate protection, but also part of the long-term housing development in the city. The citizens of Leinfelden-Echterdingen can look forward to positive changes in the quality of living and the energy efficiency of their apartments.
