The real estate market in Marburg will show a slight recovery in 2024, even if the overall situation continues to be characterized by challenges. How op-marburg.de reported, the number of apartment purchases remains at the level of the previous year, which already showed a decline. Between 2019 and 2022, an average of 277 apartments changed hands, while in 2023 there were only 208 sales. There were a total of 564 property sales in 2024, which is down about 13% compared to previous years, but an increase from 490 sales in 2023.

A particularly positive aspect is the increased sales of single-family homes, where the market recorded 147 sales - the highest number since 2014 and a 25% increase compared to 2019. Sales of multi-family homes and residential and commercial buildings also remained stable, with 45 purchases, the third highest level in the last decade. The highest number of ownership changes took place in the core city area and neighboring districts, where there were 104 cases.

Price development and purchasing behavior

Buyers invested a total of 51 million euros in single-family homes, with the average purchase price per house being 437,000 euros. The highest prices outside the core city were registered in Wehrshausen at 467,000 euros. When it comes to apartments, out of 208 units sold, only four were new buildings. The average purchase price for existing apartments is 2,765 euros per square meter. Apartments up to 79 square meters are particularly popular, especially in the southern quarter and in the Hansenhaus apartments, where prices are around 3,000 euros per square meter.

Rental prices are rising moderately at around 2%, so that the average net rent for new rentals is around 10 euros per square meter. In order to reduce the sharp increase in rental prices, the introduction of a rent index in Marburg was announced for 2024. This could lead to stabilization in this sector.
