Rents in Bavaria: Prices continue to rise
Rental prices in Bavaria continue to rise, as the current market report shows. Stephan Kippes, head of the IVD market research institute, predicts that the tense situation on the rental market will hardly improve in the coming years. The high demand is particularly increasing in large and medium-sized cities, as many potential buyers are currently foregoing the purchase of real estate.
In spring 2024, rental prices for apartments and houses in Bavaria continued to rise compared to autumn 2023, although at slightly weaker rates of increase. Munich remains an exception here, as rental prices in the state capital rose between 0.8 and 4.9 percent in spring 2024, with the highest increase being recorded for new apartments.
In particular, high population growth will further exacerbate the problem of scarce real estate. Due to the massive decline in construction activity and increased financing and construction costs, there are too few properties left to meet the high demand. Passau, Rosenheim and Bayreuth are even ahead of Munich with rent increases of 7.8 percent, 5.3 percent and 4.8 percent, as shown by the IVD market analysis for Bavaria.
