Tenants in Neu-Isenburg complain about exorbitant additional costs: the landlord is insolvent

In Neu-Isenburg, tenants of Deutsche Invest Immobilien are confronted with enormous utility bills. A tenant named Anton P. received a request to pay 3,142 euros for 2022. At the same time, the d.i.i. a significantly higher advance payment of additional costs of 349 euros per month from December 2023. This corresponds to almost doubling compared to the previous year. Anton P. felt challenged and, under pressure from reminders, paid the money, even though he considered it unrealistic to pay such a high sum for a 60 square meter two-room apartment.

The tenants suffer from the landlord's aggressive actions, as emphasized by Rolf Janßen, managing director of the Frankfurt Tenant Protection Association. For many tenants in the Buchenbusch 18 residential complex, the cost statements appear to be incorrect. For example, the housing company charged five times the usual guideline for janitorial costs and four times the average for garden maintenance. The d.i.i. refused the tenant protection association access to the documents that form the basis for the cost statements. Some tenants are therefore considering legal action against the claims.

Deutsche Invest Immobilien, which has filed for bankruptcy, is defending itself against the allegations and explains the drastic increase in additional costs with increased heating costs due to global political developments and significantly higher insurance costs. The company emphasizes that the deposits and advance payments for additional costs are securely invested in accordance with legal regulations and are not affected by the landlord's assets. Still, residents are worried their payments could be at risk because of the bankruptcy. The tenants, including Doris Schmidt at Friedhofstrasse 23, complain about grievances such as uncleaned stairwells and a lack of maintenance measures.

In total, Deutsche Invest Immobilien owns four residential buildings with a total of 192 residential units in Neu-Isenburg. Since the company acquired the high-rise buildings on Buchenbusch, some residents have observed serious changes, including tenants moving out due to the first cost increases. Anton P. intends to use legal support to defend himself against further billing in order to counteract his landlord's questionable practices.
