Rental prices in Bavaria continue their upward trend, with three cities even eclipsing Munich. Stephan Kippes, head of the IVD market research institute, predicts that the tense situation on the rental markets in many cities will hardly get any better in the coming years. The market report for Bavaria shows that demand in large and medium-sized cities has increased significantly, partly due to interested parties who are currently foregoing the purchase of a property.
When it comes to rental prices, Bavaria is recording an overall increase compared to autumn 2023, albeit at somewhat weaker rates of increase. The continued trend in rental prices in Munich is particularly striking, with new apartments recording the highest increase. Experts point to the massive decline in construction activity, which, together with increased financing and construction costs as well as population growth, is exacerbating the problem.
In Passau, rental prices rose by 7.8 percent, followed by Rosenheim with 5.3 percent and Bayreuth with 4.8 percent, which is ahead of Munich. The situation in Passau is strongly influenced by the high demand from students, which means that immigration is putting additional strain on the rental housing market. The situation on the rental market also remains tense in other Bavarian cities such as Aschaffenburg, Augsburg and Erlangen, with more and more interested parties switching to the rental market and pushing forward the search for suitable properties of all sizes.
