How much rent do you currently pay on average per square meter?

The current median rental price for an apartment in Schwerte is 10.29 euros per square meter. For an apartment building, the average is slightly higher: 12.04 euros per square meter. It is important to note that the median does not reflect the average rental price, but rather the average value of all current prices per square meter.

How has the price of rental apartments developed?

Since 2020, the rental price for both houses and apartments has risen continuously. The average for apartment rents was 6.72 euros per square meter in 2018, then 8.98 euros in 2022. In 2023, the price of apartments rose above the 10 euro mark for the first time. Since 2018, the increase in the median has been around 53 percent. How has the price of rental houses developed?

The development of house rent prices per square meter is somewhat less dramatic. While the average price fell from 8.48 euros to 7.85 euros per square meter between 2018 and 2020, it then rose to 12.04 euros in the last two years. In a five-year comparison, there is still an overall price increase of almost 42 percent. The rental price development for 2023 is 8.57 percent.

How high is the rent in Schwerte compared to other municipalities?

Compared to Dortmund, the rental price per square meter for apartments and houses in Schwerte is cheaper. Dortmund residents pay 11.71 euros for apartments and 12.42 euros for houses. In Hagen, however, the price per square meter is lower than in Schwerte at 9.20 euros for apartments and 11.52 euros for houses. In the district town of Unna, the costs for a rental apartment are slightly higher at 10.54 euros per square meter, but lower for an apartment building at 10.54 euros per square meter.

A similar trend emerges in the NRW comparison. Here Schwerte is comparatively cheap in terms of rental prices for apartments compared to the national average of 11.18 euros. Compared to the rental prices for houses, which average 11.42 euros per square meter in North Rhine-Westphalia, it is rather expensive.
