Rent index in Bremen: Reactions from tenants and landlords to new data
According to a report by www.butenunbinnen.de, Building Senator Özlem Ünsal presented the first details about the rent index. In the coming weeks, the city will make accurate data available for individual properties. The rent index is important as a reliable and legally secure basis for a fair rental price, says Building Senator Ünsal. In the coming weeks, the city will make specific data available for individual properties. The rent index for the city of Bremen applies from the beginning of the new year. By then, differentiated data from the individual districts should also be available on the Internet.
Bremen's rental market is considered tense
The rent index is necessary because the federal government now requires cities and municipalities to provide corresponding overviews of local rents. Tenants and landlords alike should be able to orientate themselves on this value. The so-called average net rent is only the base value. It changes depending on the location, type, year of construction, size, condition and equipment of the building.
The rental market in Bremen is considered tense. Due to the current rent cap, the rent when concluding a new rental agreement may not exceed ten percent above the local comparative rent.
Do tenants have to expect increases?
"It was always our fear in advance that the rent index could lead to rents being raised," says Kornelia Ahlring, chairman of the German Tenants' Association. The landlord side will now certainly see what options they have. "I definitely don't believe that," says Thomas Trenz, chairman of the Haus und Grund Bremen owners' association.
Questionnaires were randomly sent to tenants and landlords over the past two years. The rent index consists of information on 10,000 apartments. The survey asked for tenancies that had not lasted longer than six years. The costs for creating the rent index are 230,000 euros.
