Rental apartment market: Berlin leads with the most inquiries

Finding an apartment can be a challenge, especially in German cities like Berlin, as demand is high and supply is scarce. A current analysis of contact inquiries at ImmoScout24 shows that the most searched rental apartment in Germany has two rooms, 64 square meters and a basic rent of 556 euros, with an average of 22 contact inquiries per day. Berlin leads the way as the city with the most contact inquiries per apartment, with over 300 inquiries per day.

The top 5 cities with the most contact inquiries per apartment in Germany are Berlin, followed by Hamburg, Munich, Cologne and Karlsruhe. It turns out that the apartments on offer are often larger and more expensive than those looking for accommodation want. Especially in cities like Berlin, Hamburg and Munich, the price difference between supply and demand is significant, around +89 percent in Berlin and +55 percent in Hamburg.

The rental apartments on offer often exceed the budget of those looking for them, which indicates a lack of affordable housing. Rental apartments with three rooms and 73 square meters for 708 euros per month are particularly popular. The price difference between supply and demand is around 1 euro per square meter, which amounts to 152 euros per month for the most searched apartment.

In Berlin, a two-room apartment of 59 square meters with a basic rent of 617 euros receives an average of 373 inquiries per day, followed by Hamburg, Munich and Cologne with similarly high numbers of applicants. Demand has continued to rise in these metropolises, but the supply often does not match the search criteria. Especially in Berlin and Hamburg, the price difference between the rents offered and those sought is clear.
