It turns out that Munich has the highest rents and property prices in Germany. The most expensive properties here cost up to 15,000 euros per square meter. The data from the Immowelt study is based on residential property advertisements and was collected on May 1, 2025. The study only considered streets with predominantly residential use and a minimum number of 20 addresses. The average price for real estate in Munich is 8,249 euros per square meter, which is exorbitantly high compared to other German cities. In Nuremberg, for example, the price is 3,579 euros, in Stuttgart it is 4,614 euros, in Berlin it is 4,828 euros and in Essen it is only 2,629 euros.
