New plans for Galeria Karstadt Kaufhof in Cologne: renovation instead of new construction

After the Galeria Karstadt Kaufhof branch on Breite Straße in Cologne closed on August 31st, according to information from the “Kölner Stadt-Anzeiger”, there are signs of new plans for the property and the building complex. The owner, Aroundtown, is apparently no longer seeking a comprehensive new construction solution, but is planning to renovate the existing building and create small inner courtyards. The listed facade from 1911 to 1914 will be preserved.

A preliminary building request for the property was received from the city of Cologne on June 8, 2021. This included the demolition of the existing Karstadt building while preserving the listed facade and the construction of a new building with an underground car park. The property covers more than 3,000 square meters and is located opposite the “Globetrotter” department store.

The Petersen architectural firm from Berlin presented designs for the project in February 2022, including a hotel, apartments, offices and retail shops on the ground floor. In May 2022, the administration received a positive preliminary building notice, which does not constitute a building permit but clarifies open questions. The preliminary decision is initially valid for three years and could be extended if nothing changes in building law.

In the past, the city administration and politicians had spoken out in favor of maintaining a department store on Breite Straße. However, the decision to close the branch could bring planning security for the branch on Hohe Straße. According to the city's head of economic affairs, Andree Haack, urgent investments need to be made in the building because the property owner has repeatedly postponed extensive renovation work. The city plans to enter into discussions with the owner to secure the future of the location.
