Significant changes are coming to the Altgefäll industrial estate in Pforzheim. The American real estate developer Prologue acquired the former logistics facility of the insolvent Klingel Group a few months ago. The decision came after the site was abandoned due to the Klingel Group's insolvency and cessation of business activities.

The area covers a property area of ​​110,970 square meters and was the largest property of the multichannel distance retailer, which specialized in products for the best ager target group. The logistics center, which has eight levels and 95 truck loading ramps, is only about a five-minute drive from the A8 motorway. Prologis plans to begin completely dismantling the existing buildings this year.

Planned new buildings and challenges

For the future, Prologis has announced two large logistics buildings in the so-called “Prologis Park”. These new buildings are intended to be rented out in a variety of ways. The sales process for the site took a total of twelve months and included the approach of potential owner-occupiers and investors by ImmobilienSparkasse Pforzheim Calw and Falkensteg Real Estate.

One of the challenges that arose during the sales process was the limited ability of the existing buildings to be used for other purposes. These were originally designed for textile logistics and had insufficient room heights and load capacities. Nevertheless, Prologis identified the redevelopment of the site as adding value for general logistics use.

Collaboration with the city of Pforzheim

Coordination with the city of Pforzheim played a crucial role in the planning. In addition to the property in Altgefäll, ImmobilienSparkasse Pforzheim Calw and Falkensteg Real Estate are also tasked with finding investors for three other Klingel Group properties. Another property, the former administrative headquarters of K-Mail Order, was most recently taken over by the Familienheim Pforzheim building cooperative in September.

Marcus Katholing from PLUTA Management GmbH expressed optimism about the sales negotiations, which are important for the creditors of the Klingel Group. ImmobilienSparkasse Pforzheim Calw, the largest savings bank in Baden-Württemberg with a business volume of 17.7 billion euros, as well as Falkensteg, which is active in the areas of corporate finance and restructuring, play a significant role in the future development of the location.

With these important steps, the Pforzheim region will position itself as an important location for logistics services in the future. The new buildings not only create space for new jobs, but also promote the region's economic recovery.
