The real estate market in Vietnam is entering a new phase of growth and Nghe An is considered an emerging market in the central region. This was reinforced by the inauguration of key infrastructure projects, including National Highway 45 – Nghi Son and Nghi Son – Dien Chau, which reduces the travel time from Hanoi to Nghe An to about 3.5 hours. Nghe An has a strong transport network with 1,682 km of national roads, 88 km of expressways, almost 100 km of railways and an international airport that is currently being modernized.
The urbanization rate in Nghe An was 15.8% in 2022, with the goal of increasing to 40–45% by 2030. This would increase the urban population to about 1.57 million. In Vinh, the capital of the province, there is a high demand for housing, ranging between 4,000 and 5,000 units annually, while only 2,000 to 3,000 new homes are being built.
