Prologis, a leading global provider of logistics real estate, has announced the development of a new, sustainable logistics and commercial park in the Dorstfeld district of Dortmund. The new park will be built on the former site of a brown coal mine and various production facilities of various companies. With a total area of ​​278,000 square meters, the new logistics facility will be realized under the project name Dortmund DC4ward.

The planned area includes 130,000 square meters of new logistics and commercial space, which will be distributed across a total of seven buildings. This includes four logistics halls and three buildings intended for commercial and light industrial purposes. The project will be implemented in three phases, with construction planned to start in the first phase at the end of 2023. Initial discussions with potential customers are already underway to clarify rental interests.

Sustainability in focus

Prologis attaches great importance to environmental sustainability and employee well-being. The entire park will be designed according to DGNB Platinum sustainability standards and will be equipped with fully electric buildings. These include heat pumps and photovoltaic systems on the roofs, which enables environmentally friendly operation. In addition, the reuse of old materials from dismantling in the form of filling material is planned.

An important element of the plan is a central park that will offer recreational and sports opportunities as well as space for events. The park will be designed with native, insect-friendly plants to promote biodiversity. Charging stations for cars and e-bikes are also part of the concept to support environmentally friendly mobility.

Historic location, future-oriented development

The location in Dortmund-Dorstfeld has a long industrial past, which began as a brown coal mine. After production ceased in 2022, the opportunity to revitalize the site arose. Prologis has set itself the goal of converting this brownfield into a modern business park that meets the urban development goals of the city of Dortmund.

The logistics halls of the new park are planned with a higher proportion of daylight, which takes both occupational safety and employee well-being into account. Furthermore, two of the former colliery houses will be converted into lounge and event areas to promote social interaction between employees.

With the Dortmund DC4ward project, Prologis not only contributes to improving the logistics infrastructure, but also sets standards in ecological and social sustainability in the region. The new business park will be located in Germany's largest logistics market and will enable direct access to national and international transport routes in the future.
