The buyer, whose identity remains anonymous, has secured the property in a “best residential area” in the northeast of the city, probably in Herzogpark. The seller was a real estate entrepreneur from Munich who previously used it privately. In addition to the purchase price, a further amount of 1.5 million euros was due for the inventory of the villa, which underlines the attractiveness of this luxurious property. Despite a decline in the prices of land, apartments and houses in Munich by an average of 2 to 12 percent, the values of the most expensive properties have continued to rise, according to the city's 2024 real estate market report.
The villa, which is now in the hands of its new owner, was built between 1928 and 1929 and is under Monument protection. From 2016 to 2020 it was extensively renovated and reequipped. Spread over four floors, the villa offers an impressive living space of 1015 square meters, spread over 15 rooms and nine bathrooms. The special amenities include a fireplace room, a cinema, a hammam, a large kitchen with kitchenette, a winter garden and a fitness area.

In addition, a 380 square meter new apartment in the old town fetched a price of 18 million euros, which corresponds to a price per square meter of almost 47,500 euros. An existing apartment in the Isarvorstadt was even sold for 10 million euros, which corresponds to a price per square meter of 62,500 euros. These developments show that Munich remains a hotspot for high-priced properties, even if the general market figures show a decline.
