Housing market in Germany: Search orders are increasing significantly

In Germany, finding an apartment is difficult due to high rents and a tense real estate market. According to a study by the Internet platform ImmoScout24, more than half of people (54.4 percent) have been looking for a new home for more than a year. The total number of active searches is increasing nationwide, leading to increasing competition. Rent seekers in particular have difficulty finding an apartment that meets their expectations in terms of location, size and price.

The increased demand is reflected in a 38.1 percent increase in search queries on ImmoScout24 since 2019. This increase is even higher in percentage terms than in the five largest cities, where demand is traditionally high. A survey of 1,183 people found that 22.7 percent of them have been looking for a new home for more than two years. Despite the challenges, around 64 percent are confident that they will find the right apartment this year.

Personal and family reasons are among the most common reasons for moving (37.6 percent), followed by the need for a larger apartment (28 percent). Around one in seven people looking for a home would like to downsize, while for almost eight percent the termination of their apartment triggers the move. The study also highlights that for the majority of respondents, purchase or rental prices are a barrier, with almost half saying that high prices deter them from making a decision. The discrepancy between what is available and personal needs as well as the inflexibility to change neighborhoods also have a negative impact on the search for accommodation.
