The Seearkaden in Starnberg has a new owner. Tatar Holding, a real estate portfolio holder based in Paderborn, recently acquired the building. This change in ownership will result in significant changes for the current tenants. Tenants of underground parking spaces are confronted with a dramatic increase in rental prices. Instead of the previous 75 to 80 euros per month, 500 euros will be due for a parking space in the future after the rental agreements have been terminated. This development has resulted in many tenants becoming unsettled and considering a change of location. Mayor Patrick Janik has already been contacted by tenants to obtain legal information and point out the parking spaces required under building regulations. The city has also called in the district office to examine the legal consequences of these measures. A redesign of the parking options is also planned, as a new parking lot on Ludwigstrasse with 28 spaces is planned for this year.

The Seearkaden were built in the 1990s and house not only retail stores, but also offices, practices and apartments. The parking garage has 160 parking spaces on two levels. Tatar Holding is planning renovation measures as there has already been significant moisture damage, mold formation and other defects in the building. Tenants have been aware of these problems for years; Some people pointed out the shortcomings a long time ago. Many tenants are now wondering how the structural defects will be treated in connection with the new rental conditions.

Terminations and dissolutions

At the end of the year, several businesses in the Seearkaden will close. Among these are the Stangls, the house's largest tenants, who have already given notice of their lease. The bistro "Enjoy" has already closed its doors, while the gift boutique and "Dr. Stangl's Learning Academy" will close on December 31st. R+V Versicherung, which previously owned the building complex, terminated the rental agreements without notice. In her opinion, the Stangls, who only paid a fraction of the rent, reduced the rent. Nevertheless, the Stangls invested over 500,000 euros in the renovation of the bistro, which was permanently affected by structural defects.

The reports of defects in the building paint an alarming picture. Problems such as mold, damp and musty smells are widely acknowledged by tenants. There is water in boxes in Medien LB's DVD warehouse, and when it rains, water gets in. The Stangls informed a property manager about the defects in 2018, but received no significant support. This led to a rent arrears of almost 20,000 euros for the bistro. The Stangls have now hired a lawyer and are considering legal action.

The health and well-being of the tenants are the priority, and R+V Versicherung has temporarily suspended the terminations of two apartments, including one occupied by Markus Stangl's mother, who is in need of care, and is examining the matter. A legal dispute between the parties is considered likely, which further complicates the tenants' situation.

The new developments in the Seearkaden raise questions and leave the affected tenants looking for solutions, while the city of Starnberg and Tatar Holding are trying to overcome the challenges of renovation and tenancy agreements.
