Dohna calls for separation: Dispute over industrial park breaks out again!

Dohna is planning to move away from existing industrial park partnerships with Pirna and Heidenau. The city council has been calling for the exit from the industrial park alliance for six years. In view of different opinions on the project plans in the industrial park, the city is dissatisfied with the developments so far. The costs for the development plan have increased from the original 140 million euros for 140 hectares to 172 million euros for just 86 hectares. In 2024 it was decided to stop the development for the time being until there are concrete buyers.

The Dohna city council has defined new key points and a desire for a new development plan covering around 16 hectares. The focus is on several aspects: Reppchenstrasse should be separated from the motorway feeder road in order to make the intersection at Kuxberg safer. In addition, a traffic light is planned to be installed at the intersection with the A17 slip road towards Prague. In order to minimize truck traffic through the market, truck drivers who miss the turnoff should be redirected back to the highway. The projects are to be implemented in six construction phases, with a reserve for a possible later expansion of the area.

Desirable changes and legal framework conditions

For the new plans, there should be a minimum distance of 100 meters from the residential buildings on the Bodlitz. Furthermore, Dohna would like to regain sovereignty over its areas and have a say in the sale of industrial park areas in the future. An amendment to the industrial park's statutes is necessary, but this requires a two-thirds majority. In the association meeting, Pirna has six votes, while Dohna and Heidenau each have three votes.

The new developments in the Dohna city council show a remarkable unity, characterized by mutual praise between the parties. Mayor Ralf Müller highlights the cooperation as a “new quality”, which indicates a growing common understanding and determination.

Zoning plan and future developments

A central component of the planning is the land use plan (FNP), which determines the intended use of land in Dohna. The FNP ensures that the uses for areas such as residential, commercial and industrial areas as well as green and traffic areas are clearly defined. It forms the basis for concrete development plans that make tailor-made provisions for construction projects and is approved by resolution of the city council. The current update of the land use plan of the Dohna-Müglitztal administrative community has already been approved and includes essential documents such as the landscape plan and the environmental report.

Further action in Dohna will be crucial in order to advance regional economic development and meet the demands of the city and its citizens.
